PROJECT DESCRIPTION

This project consists of the original one-story Hospital Building and three-story addition and annexes to both buildings at 1501 Hospital Ave. Franklin, LA. The developer will be performing a complete gut/rehabilitation of the existing structure, which, will provide 60 multi-family, affordable rental units. 


The original Hospital structure was completed and opened in 1951 with additions through 1966 forming an “H” plan. Then a three-story addition was added through the middle. Single story annex additions were also added in 1985. The Hospital is constructed with steel structure consisting of concrete slabs on steel bar joist with brick veneer. The building has a bitumen roof with gravel ballast and aluminum windows. The additions are also constructed of steel structure with brick veneer. 


The project is part of the Enterprise Green Communities 2020, Louisiana Resiliency, and Fortified Construction programs.


Marais is providing civil engineering services for this project including existing and proposed site plans, demolitions plan, grading and drainage plan, utility plan, erosion and sediment control plan, and a drainage impact study.  Marais is also responsible for the re-design of an existing parking lot at the site according to ADA design standards with approximately 97 parking spaces. We will provide construction administration services as the project moves into the final phases.


On this design-build project, clear communication and feedback among contractors, vendors, stakeholders, and agencies has been essential to progress.  Our team leveraged our multi-year experience in South Louisiana alongside our relationships and in-depth understanding of agency permitting requirements to streamline the design process resulting in faster turnaround times for design deliverables.  This keeps costs under control and within the project budget.
